       * Lease was illegal b/c is violated statutory housing codes,
       so it could not be enforceable in court (LL new before the lease
       was made that the premises were uninhabitable)
       * T didn’t have to pay rent and was not made to leave the
       premises
       * Requirements
       1. Need to have a substantial housing code violation at
       the time the lease/contract
       2. Minor violations aren’t sufficient to trigger the
       doctrine
       3. LL must knowingly lease the premises when he knows
       of the violations
