       Woohoo! First Reservation of 2024!

       Finally looked at my inbox to see
       An e-mail of great interest to me!
       When opened it brought a smile of good cheer -
       The first reservation of the New Year!
       An anniversary trip in September

       I was full for Thanksgiving and Christmas weekends, but other
       than those weekends, things have been slow slow slow here. I
       don't know if it's that people aren't traveling, or if it's the
       4 Air rentals that have appeared here in the last year.
       The Airs are all whole-house rentals with multiple bedrooms for
       less than I get for 1 room. They all look nice on the Air
       website. Not as upscale as my place, and they are out in
       residential neighborhoods, not by the town square like my place,
       but hard to beat offering that much space for such a low price.
       What I don't understand is how the Airs do it, because I doubt
       they get more than 3 rentals/month in this little
       non-destination town of 7,000. Considering the house could lease
       long-term for $1800/month, or more, with no cleaning or supplies
       required, I can't imagine they are coming out ahead by posting
       them on Air. Maybe they'll eventually figure that out!

       From what I have been seeing, AIR is losing its "glow". The
       current Chair of the Advocacy Committee is in a tourist mecca in
       Texas. HE has been approached by AIT owners about buying THEIR
       properties - he sys, no thanks. He said there were 8000 AIR in
       his area (a large lake area). It is now down by at least 2000.
       I have also been seeing comments / articles that people who
       bought up a lot of houses are hurting and trying to sell.

       Good. Didn't realize people bought houses just to put them on
       Air. Fools. Being an innkeeper is definitely not about sitting
       back and counting stacks of money!

       Congrats on the first reservation of the year. We have the first
       guest of the year on Friday. Of course, we just got back after
       taking a few weeks off :D

       I'd just be guessing but having rented both long term and
       nightly, I like nightly better, where folks come and go, and you
       can find and handle problems quickly. Long term you don't find
       the issues until the tenants move and issues have become large,
       and that's if they pay the rent.
       Business wise, we are blessed to be in a vacation area with a
       year-round draw, tiny, not high occupancy but steady, at least
       steady enough for me.

       There are many small towns near tourist areas that have had
       severe housing crises for staff. Investment groups bought up all
       the housing stock for AIR and there was no availability of
       rentals for employees. They had to go to the next town - an
       interesting prospect for employees in ski areas.
       Remember the cries from the Jersey Shore from the people who had
       bought up 4 and 5 houses to list on AIR when the bottom fell out
       of the market and no one had money for vacations? Small towns in
       tourist areas have had the reverse - no apartments available for
       locals.
