Demand pricing getting agressive

My college town is famous for track and field athletics and
hosts some national level events. We -- and pretty much every
hotel -- book. I've heard from folks looking for a room that the
motel chains like Motel 6 have tweaked their demand pricing to
be very aggressive: a room normally selling for $86 is going for
$310 on busy weekends and as much as $540 during the recent
Junior Olympic event -- taking advantage of parents just finding
out that their child qualified and racing to make arrangements.
Personally, I don't do this. Resnexus has the option, but I'd
have a hard time remembering and quoting the roughly 50% of
reservations that at least start with a person-to-person phone
call.

My rates stay the same regardless of events. I would not be able
to remember them if I did yield management.

We don’t raise rates for holidays or events. We are booked a
year in advance for Fourth of July, but charge the same as other
summer weekends.
I think the higher rates are akin to gouging and I don’t
appreciate them at all.
Also, I can see you would wonder if you are being taken
advantage of. We stick to our policies. We wonder too,
sometimes, but it works for us.

We raise prices for certain weekends, holidays and events. And
if we find a special concert is coming, yes... I raise rates. I
need to make my money when I can so that I survive the
off-season.

It's ALL about supply and demand. Sometimes our rates go up and
sometimes we'll discount them.

At the moment, you can't get a hotel room anywhere around for
under $500. Last weekend, we had a room go for $300 a night

Rates may be the most difficult part of the job. I prefer a
steady rate although we have bounced around this year trying to
find our place. Don't want to be too high or cheap. Mid-week
Mon-Thursday I think we are in line with the large properties.
Weekends and holidays we are less than half of what the big guys
ask, the hitch is that we ask for 2 days. I've gotten tired of
the argument that the guest can only stay one day and added a
much higher "one day rate" on the weekend. Not sure if it will
really work as I desire. My problem is that if we rent Friday I
will lose Saturday anyway as we can't flip the room.

We went to a two night minimum for all days two years ago. The
cost and time savings are well worth it, and we haven't suffered
business wise. If we book a Thursday + Friday, then we have the
option of a single Saturday night, which is always gobbled up
around here, since everyone in the area always has a Saturday
two night minimum.

ResKey does the remembering for you. But I NEVER answer the inn
phone, so I don't have to worry about being caught off guard.
All calls go to voice mail, so I have time to get their info and
check ResKey regarding rates and availability, then I reply by
text or, sometimes, e-mail. I don't talk to people on the phone
because:

[li]Phone conversations have no record I can refer back to
regarding what was said.[/li]
[li]Phone conversations often lead to phone tag. They call when
I'm busy then I call back when THEY are busy.[/li]
[li]I just don't like to talk on the phone![/li]

Nope. Haven't even done a low season high season change of
rates. Yet.
