New social group

Last night we were invited to dinner by another couple in town
who retired at the end of this past season. We were joined by a
third couple in the same space. When we joined our innkeepers
association, there were nearly 30 inns, B&Bs, motels and
cottages in the group. After the three of us retired, there
are 9.
In our area, the inns are being bought by corporations and
chains. The property values are too high to support these
houses by a small one or two man business. We are, in my area,
a dying breed.
we loved our 11 years of in keeping but are happy to retire.
We regret the shrinking of the home inns in town. But we have
to manage our lives.
Anyway, the evening was fun and full of laughs. Great stories
of guests and old houses and even hauntings!

I see the same thing happening here. In my case (Newfoundland),
it’s the proliferation of Airb*b, rising insurance costs and
burnout. We knew when we bought here 12 years ago that our
journey would come to an end after about ten years so we’re fine
with that. But it’s sad that the industry seems to be coming to
a close all around. We have been many visitors’ first B&B
experience and have become a favourite of a lovely group of
travellers that have returned time and time again. I have one
guest that has stayed with us almost 15 times in the last 3
years and sent us many recommendations of friends and family.
And while I will miss the interaction with such ones, I’ll be
happy to see the other side in 402 days!!

IF anything drives me out of business, it will be the insurance.
Erie has now decided to start writing B & B Policies - The
Package Policy. IF I live through this year, because my agent
had already sent me a renewal quote with an increase of about
$300, I am getting that price (cannot find the exact right now
but it was less than $2400) - the company sent a premium notice
of $3283.96 for my 3 rooms with never any claims. I am not going
to work to pay an insurance company.

We went from like 75-90 pre-COVID to like 25 post-COVID. It has
allowed me to increase rates. Latest has been increasing weekend
rates.

Ooooohhhhhhh. Yes. We lost 5 of the most active B&Bs
during Covid. They all found that retirement made sense as
they’d been thinking about it and Covid was the catalyst.
Interesting, the three of us (5 people, three inns) at the
dinner were the ones keeping the innkeepers association running.
When we retired, those left had to look at each other for
someone to do the work. Liaise with the web site, manage and
pay for the various ads in tourist publications, collect the
money to do the paying. One woman has come forward. So the
web site continues. We are happy the site continues but we
are no longer on it.

We lost quite a few when the crap hit the fan. The last 2 in the
county north of me closed - one had been thinking about it but
closed quickly because her husband was a retired miner and the
other ended up selling as a residence and moved back to her
hometown a few miles from there.
The lack of interest in keeping the State Association going was
palpable. I brought it back twice and was not going to do it a
third time. There are only 4 of us in the entire State who
belong to the national association. Sad. People do not look
beyond their front porch nor realize what can be accomplished by
working together. I have no idea how many are left in the State
but I DO know that in 2006 when I got the State Fire Codes
changed, we were up to 100 - innkeepers were rejoining because
we were DOING something (I guess they did not consider all the
marketing we did as doing something).

That's good news for those wanting or needing to sell. Often, I
know, the big old houses that make good BnBs can sometimes take
years to sell.
