Joe how is Real Estate in Alaska? You have loads of land but
Pacific coast in USA proper and Canada are off the scale... How
much lending is against peoples equity in their properties? Are
we looking at mountains of bad debt being exposed once again if
prices fall?
Every idiot has been gouging on debt in the UK. We had no
recovery from 2009, but the politicians stoked the housing
market so people felt they were affluent because their homes
worth was increasing. This turned into consumption based on
money and incomes that people have not had for 10 years. There
are mortgage and debt holidays in place on the government's
insistence right now but once that end we will see the extent of
bad loans.

B: That's a big topic but I'll give you my take.
Price: Low compared to UK, but it has been rising the past 15
years.
Types of Homes: Literally small shacks with no running water to
$700,000 McMansions.
Location: In small cities like Fairbanks to horrible towns and
villages like Bethel where property crime is high.
Loans: A multitude of types, but one factor is the State of
Alaska set up the Alaska Housing Finance Corporation (AHFC)
where the state basically underrights the loan. That has led to
many houses sitting empty with mortgage companies being
contracted by the state of Alaska for maintenance, repair,
security etc while the house sits vacant waiting to be sold,
under for repair etc. Of course this leads to what I call "Legal
Corruption" (an Alaskan specialty in my opinion) where the wife
works for AHFC and the husband (by sheer coincidence!) has a
contracting company that builds and maintains the AHFC homes, so
you can just imagine what all that leads to...
Taxes: Still comparatively low, approx. 3-5 mils
Cost of Ownership: Fuel prices outrageous. In one winter month
my sister's heating bill was $1,400. But they have a 3,000 Sq
Ft. monster new house with a marge garage that my BIL uses as
part of his business. In the winter I would estimate the average
month fuel bill would be $300 - up to $700. If the house is
large it may average $500 if you are on a delivery "Stay Full"
account with a local fuel delivery company. Electric: between
$125 - $200 monthly. Now you need to realize Fairbanks is sub
arctic climate so the temperatures regularly drop to -40F below
and colder for weeks on end.
So, do I think COVID19 is going to hit AK real estate prices?
Absolutely.
It is turning into a shitshow back home.
This is Anchorage but it's going on everywhere.
But because realtors are often politicians in AK, I'll bet you
dollars to donuts that foreclosures are going to be ignored in
the press.
Again, love my state, but the place is so corrupt and "dirty" in
so many stinky little ways it drives me crazy.
Basically, you have (in my opinion) about 40 families who run
the whole Goddamn state!
The Binkleys, the Seekins, the Murkowskis, the Hajdukovich, the
Jackoviches (some of these families go back to when Alaska was
owned by the Russians, before it was purchased by the United
States in 1867) and now the Palins have made the jump... it just
goes on and on and on.
So they pass the good govt jobs between themselves, have family
members marry, come up with tricky ways to steer govt money to
each other, control the media (this paper I'm linking to was
bought by the Binkley family, who own the Riverboat Discovery
tour company, the biggest tour company in the state... and
"coincidentally" was in both the state Senate and the House of
Representatives), get their kids elected as judges etc etc etc.
These same 40 families have family members as police officers,
District Attorneys, Borough committees oh my God, it will drive
me absolutely crazy when i start thinking about it. I've even
seen them get their kids acquitted for felonies and charges
dropped and then they sort of "brag" about it in the local
papers!
Alaska is just corrupt as hell.
Again, it's home, but it's such a small population that certain
families just run the place.
Anyway, back to the topic.

After months of businesses being shuttered, many Anchorage
residents have lost their jobs or seen their hours reduced.
Eviction proceedings have been paused since March, and a bill
passed by the Alaska Legislature bars such proceedings until
June 30.
But that pause only provides temporary relief.
“It doesn’t abate the fact that they have past-due rent," said
Bill Popp, co-chair of Anchorage Mayor Ethan Berkowitz’s
Economic Resiliency Task Force. The task force was established
in March to advise the city on economic policy as it tries to
recover from the coronavirus pandemic.

Poor Dom. He pissed off everyone previously with winning Brexit
and the Boris election. His opponents are desperate to get him
out and smell blood..... He reminds me of Mandelson. Perceived
as an evil genius and too powerful behind the scenes. People
feel threatened by gifted, powerful men who do not have the
persona for high office and so lurk in the shadows.
Right now we need people with strong focus and direction. I
would rather Boris has Cummings by his side than the utter c@nts
of Gove or Priti Patel.
I noticed the publically outed bully and fascist Patel when
heading up the Covid briefing the other day was stood on a
raised black platform whilst wearing heels. I thought initially
that she must be small and maybe would look silly if hidden
behind podium. Turns out though, she is 5'6 and it is all a
power display. She needs to look 6'9 on TV and tower over
scientific advisors.
Too many far right nut jobs in this government. Cummings is one
of the saner and smarter ones.

Mr Cummings claimed education in England was no better than
mediocre and that billions of pounds had been wasted on
pointless university courses, such as PPE (Politics, Philosophy
and Economics).
He argued that "real talent" was rare among the nation's
teachers – and, to many people's surprise, that educationists
needed to better understand the impact of genetics on children.
He wrote: "The education of the majority even in rich countries
is between awful and mediocre.
"In England, few are well trained in the basics of extended
writing or mathematical and scientific modelling and
problem-solving.
"Most politicians, officials, and advisers operate with
fragments of philosophy, little knowledge of maths or science
(few MPs can answer even simple probability questions yet most
are confident in their judgement), and little experience in
well-managed complex organisations.
"The skills, and approach to problems, of our best
mathematicians, scientists, and entrepreneurs are almost totally
shut out of vital decisions.”
Regarding genetics, he added: "There is strong resistance across
the political spectrum to accepting scientific evidence on
genetics.
