This presumably means the land is worth £220m, if that is
without a stadium on it, there is a lot of cost in removing it
along with all the hardstanding areas

I assume it is that value with a stadium on it, with whatever
restrictive covenants are on it and without any planning
permission and takes in account the cost of clearing a site.
I think a vacant lot with planning permission would be much
more.
Having followed the discussion, I think the £600m figure must
include upgrades to transport links.

I think if the stadium was redesigned to suit the old gits on
here (of which I am one) it would struggle to seat 30,000.

With LOTS of bacon and LOADS of brown sauce.
That's when they get really squishy in your pocket!
