Is it really only worth £220M, if so, why are they talking about
spending £660M?
If they were to send that, how much of the income would go to
service the loan -would it be more than 100%.

I guess as it is it's worth £220m? Although I don't believe
spending £660m would make it quadruple in value to £880m and
that's just to break even. Typical RFU arithmetic while they get
a slightly nicer boardroom...

The irony is that ticket prices would have to go up to service
the loan, thus further excommunicating the grass roots
supporters that the sport so desperately needs.

Unfortunately, my experience of Twickenham over the past 10-15
years (as opposed to back in the 90s/early 2000s) would suggest
otherwise. The stands are now packed full of corporate away days
and those wealthy enough to choose a Twickenham gameday for a
booze-up location. Many of the fans you're talking about were
priced out long ago.
The only reason I'm able to still attend is because the disabled
ticketing is free, allocated through a ballot - I realise this
is a huge privilege and give as much support as I can when I am
successful in the ballot, whilst also trying to tell as many of
the drunk idiots around me where the bar is and that they should
stay there.
I doubt we'll ever see the stands packed with actual fans ever
again.

The headline £660M is misleading. Reading the article that
roughly translates to nearly a complete new stadium. The planned
improvements that they're actively planning are about a quarter
of that.

I just looked through the last financial report.
It looks as though the stadium turnover is around 93 million /
year. I don't think that there has only been one music event
since covid. (Depeche Mode 52k sales)
It would be higher if there were a few more music events.
Looking at the proposal, it looks as though this is an area that
is being targeted. It suggests that they can get higher
attendance for these.
E.g. for non-rugby events, the split between male & female
toilets is wrong (i.e. there are not enough female toilets).
Looking at previous events - it looks as though music events get
50-55k attendance. I guess that they want to get these numbers
closer to the rugby crowd numbers.
One area that it suggests is the biggest problem is getting
people to the train station. Basically, this has always been
bad. I assume that a big chunk of cash will need to go to TFL to
expand the overground to Hounslow.

They're right about the toilets but ladies toilets take up
proportionally far more room. Maybe they should charge extra for
ladies.

I think there are restrictions around music events as the local
residents aren't always keen on a free (if slightly muffled)
concert they don't get a choice about going to.

IIRC, the local residents took the RFU to court some years back
to restrict the events held at Twickenham - can't remember the
details - the residents lost and again, IIRC - the RFU were
granted more or less carte blanche to do anything.
Has anyone got a more precise record than my memory?
