Must be bigger. [nerd mode]A hectare is 10,000 sq m or
100mx100m. The pitch has to be c.100m long x c.70m wide so with
the stands and concourse I'd guess it's more like 2-3 hectares.

And car parks. Unless these are leased from the council.
3 hectares is about 7.5 acres. By Dangly's calcs, that would
value the plot at around £58m.
All rough calculations and assumptions of course.
