Yes, there is currently one access point. But rather like the
RFU when they bought the houses to extend the South stand of
Twickenham, Ealing owns all the land behind the houses in Avalon
Road. They could, with very little investment, open a new
entrance behind Gurnell Grove and that doesn't include the
potential of buying up a couple of the houses.
Ealing could groundshare for a season at QPR and get the work
done around Valis Way during that period.
But as I have said elsewhere, Ealing have, in previous years
jumped through hoops and still been turned down. Also, the
application doesn't state that the ground has to be ready now,
only that they have the plans in place to be ready. But when the
RFU keep stumbling across issues, it's impossible to know where
they stand at any given point.
I can't say what Doncaster could do because I don't know the
club well enough, but as someone who has played for Ealing, I
can say for sure that given a list of improvements, a timescale
that will include them spending a season elsewhere...Ealing
would tick off all the requirements.
On Twitter, someone said...so why haven't they? The truth is,
why do it in advance (with the costs) when there is no guarantee
they'd be allowed in anyway?

I understand the concerns. But surely Ealing have had at least
one or two sell-outs over the past however many seasons?! (Not
including covid limitations etc.) Do they usually have crowd
problems when that happens??

They certainly make their feelings known with that statement.

This seems at odds with the RFU’s commitment to expand rugby
Union in the north. Or is that just the Women.

Saracens didn't have a 10,000-seater when their ground went up -
oh, but there's something special happening at Saracens...

As much as I’d love to see a Championship team come up and
challenge in the prem, the last thing I want is a repeat of
London Welsh, where a club spends beyond their means and/or
moves away from their supporters and get no revenue, and
suddenly they don’t exist

Let’s be honest, we do not need another rugby team in the
premiership in SW London in Ealing. Whilst they have picked up,
look at how poor the crowds have been at Irish…
I do think it’s the best thing for the game to find a way for
Doncaster to be promoted and be invested in as that area of
England is a hotbed for English talent and has suffered
tremendously since the demise of Leeds.

Fortunately, promotion will be gained on merit, not location.

They very much do exist and are getting attendances on a par
with some Championship sides.
